Frequently Asked Questions

What is a non-genuine housing cooperative (oäkta bostadsrättsförening)?

Brf Ullådalsstugan is being developed as a non-genuine housing cooperative – an ownership structure that exists in several attractive properties in Sweden. For many buyers, the model offers greater flexibility in how you can own an apartment.

A housing cooperative is classified as non-genuine when a larger portion of the association is used for temporary stays and other commercial activities rather than as a permanent residence.

No, but there is tax differences compared to genuine cooperative. The only practical difference is that the two association types are taxed differently. As a private individual, you are taxed as if you were renting out the apartment – based on the difference between the local market rent and the annual fee, known as a standard income (schablonintäkt) – but the amounts are in most cases small. The day-to-day management and all rules governing the association are the same for both types.

The advantages are many:

  • Designed for seamless short-term rental – The building is constructed and adapted for smooth and secure rental, via an operator or through your own channels.
  • Rental income – The restaurant, garage and gym generate stable income that strengthens the association’s finances and keeps fees down.
  • Investment potential – Ownership through a company may offer certain structural and tax-related advantages, depending on individual circumstances
  • Flexible ownership – You can own as a private individual or through a company.

Yes – and this is one of the great strengths of a non-genuine cooperative. Ownership is equally suitable for companies as for private individuals, and there is no limit on the number of legal entities in the association. This makes it possible to:

  • structure ownership efficiently and for example
  • The apartment is a business
  • Possibility of VAT deductions under certain conditions
  • Use the apartment for the company’s employees, e.g., through an employee foundation.
  • rent it out at market rate through the company
  • and integrate the apartment into a broader investment portfolio.

We always recommend that you consult with your tax advisor to determine the optimal structure for your specific situation.

As the property is located in a ski area, the local development plan does not permit permanent residency – only temporary stays and short-term rental.

No, you can rent out on your own, but please note that it should be done through an operator on an annual basis if you wish to register for VAT.
